This is an application for a month-to-month rental. Maximum rental time is 6 months unless other arrangements are agreed to in advance.
Rent & Deposits
Rent of $1,900.00 per month for a maximum of 1 person, due on the 1st of the month in advance. If you move in after the first of the month, the first month's rent will be prorated. Rent includes water, gas, electricity, and garbage service. Wi‑Fi internet access is available.
We require a refundable security deposit of $500.00 and a non-refundable cleaning fee of $250.00 upon signing. Renter's insurance (minimum $100,000 liability and $15,000 property damage) is highly recommended but not required by move-in day. Please note that our property insurance does not cover loss or damage of your personal items.
Tenant agrees to indemnify the Owner and cover any and all damages to the Property. Total due to move in is first month's rent (less any proration) plus security deposit and cleaning fee, payable by cash, check, Zelle, or Venmo.
By submitting this application you agree:
- The Studio is for 1 person, the signer of this application. Visitors may be on a temporary basis, but no more than 2 days in any given week.
- There is an office entrance through the common entrance area past the studio unit — a completely private entry used for esthetician work on a part-time basis, usually 8:00 AM–7:00 PM, potentially Monday through Friday, typically 1–3 days a week. You will not be bothered and will have complete privacy.
- The side yard entry is to be kept clear of personal items and clutter at all times. Most clients are elderly and some are disabled. Entry and garage pathways must remain clear. No hanging of laundry or other personal items outside or inside common areas.
- Pets are not allowed in the Studio.
- This is a corner property. Please park on our property line along Siskiyou Ave, on the right side of the driveway as you face the garage, without infringing on our neighbor's parking areas. Please allow enough room for 1 car to park behind you.
- Laundry privileges are commonly shared with the main house. You agree to arrange laundry days — please select two days below. Laundry hours are 7:00 AM to 9:00 PM. When the washer is not in use, leave the washer door open. Clean the dryer filter after each use. Do not use dryer sheets.
- In the common area, the stainless steel refrigerator/freezer can be shared up to 50% — please limit use to half of the refrigerator and bottom freezer. The white upright freezer is private and is not shared.
- The front entry, patio, and yard on the right-hand side of the garage (as you face the garage) is the main entrance and private space, not part of the studio rental area.
- Report any issues to us as soon as possible. We will do everything possible to ensure your stay is as pleasant and restful as possible.
- We require a 15-day notice of your planned departure date. Without it, you will be responsible for the next month's rent. To extend your stay, let us know at least 15 days in advance so we may adjust our booking calendar.
- Please dispose of all food and trash when leaving.
- Keep the laundry area free and clear, with no storage of items except on the three designated storage shelves in the common laundry area.
- Quiet time between 10 PM and 8 AM.
- Garbage day is Friday morning. Have trash and recycle out by Thursday evening; cans go to the street Thursdays on the Calaveras side of the property. All boxes are to be flattened and placed in the blue recycle can — no boxes or trash openly exposed in the side yard at any time. Please see the Sonoma County recycle guidelines. Overloaded cans will not be picked up.
- The gardener is scheduled every other Thursday and will need access to the side yard and common entry area. Subject to change by the gardener.
- No burning of candles, plug-in air fresheners, or dryer sheets.
Please note we require a background check on all tenants.
Notice: All information provided in this application must be true and complete. Knowingly falsifying or misrepresenting information on a rental application is unlawful and may be prosecuted as fraud under California law (e.g., obtaining property by false pretenses, Cal. Penal Code § 532). Such misrepresentation is also grounds for denial of tenancy or eviction at any time. We reserve the right to pursue all legal remedies, and will cooperate with authorities in seeking prosecution to the fullest extent of the law against any applicant who deliberately misleads or attempts to defraud us.
